County Distribution Center
Furniture company Raymour & Flanagan acquired the former
Rockaway Bedding headquarters and distribution center at
1578 Sussex Turnpike in Randolph, NJ, from Beta Realty LLC.
The terms of the deal were undisclosed.
The single-story, 165,000-square-foot facility was built in
2002 and is in the Route 80 Corridor Industrial submarket.
The property has 67 tailgate doors, cross-dock loading and
70 trailer parking spaces.
The SBWE Inc. team of Richard Meyers and Jeffrey Fulton
represented Beta Realty LLC. Joel Friedman and Larry Blau of
SBWE represented Raymour & Flanagan.

Takes 157,000-SF Warehouse
ROCKAWAY, NJ-Kari-Out Co. has acquired the 157,000-sf
warehouse building at 52 Green Pond Rd. here for $11
million, which factors out to approximately $70 per sf. The
White Plains, NY-based food products distributor will use
the formerly vacant building for W/D purposes. The seller
was a local private investor.
The buyer was represented by Greg Sholom and Sheila Sachs
of Team Resources Inc., Carlstadt, NJ; the seller was
represented by Ed Schein of SBWE Inc. of Hasbrouck
Heights. The building had been listed with an asking
price of $5.50 per sf for lease, or $85 per sf for sale.
The building, which sits on a 10-acre site, was
constructed in the mid-60s. It includes a 10,000-sf office
component, 15 loading docks and clear ceiling heights to 23
feet.

Renews 68,000 SF in Englewood
CYK Development Acquired
Industrial Facility Last Month From Sam Young Corp.
New Jersey Business Forms (NJBF) renewed its
68,000-square-foot lease for five years at 55-65 Sheffield
Ave. in Englewood, NJ.
The landlord, CYK Development, purchased the industrial
building in April from Sam Young Corp. for an undisclosed
amount. SBWE Inc. of Hasbrouck Heights marketed the
building for $7.8 million. Sang Oak Ra of SBWE was
the sole broker on both the sale and lease.
The 68,000-square-foot facility is comprised of 61,880
square feet of warehouse space and 6,120 square feet of
office space. It sits on three acres and features seven
loading docks, one drive-in bay and a clear height of 17
feet.
NJBF manufactures business forms, laser-compatible ID card
products, and label products.
Hanovia
Renews HQ Lease in Union
Firm Extends 53,000-SF
Deal for One Year on Lehigh Ave.
Hanovia Ltd., a leader in ultraviolet
technology, signed a one-year lease renewal for the
52,908-square-foot industrial building at 825 Lehigh Ave. in
Union, NJ. The property will continue to serve as Hanovia's
headquarters.
The facility was built in 1949 and renovated in 1986. It has
seven loading docks and one drive-in bay.
Scott Deutchman and Richard Kropp of SBWE represented the
tenant and the landlord, Emmes Realty Services.
Quest Health Spa Leases
Hasbrouck Heights Retail Bldg.
Spa Operator to Invest $1 Million in
Upgrades at 16,800-SF Facility
Quest Health Spa signed a 10-year lease with
renewal options for the 16,800-square-foot retail building
at 75 State Route 17 in Hasbrouck Heights, NJ. Rockaway
Bedding formerly occupied the property.
The 16,800-square-foot, freestanding building was
constructed in 1960 on a half-acre in Bergen County, about
15 minutes from New York City. It features signage and a
traffic count of 100,000 vehicles-per-day.
Glenn Evans of SBWE represented the tenant and the landlord,
Three Buildings LLC.
Quest will operate an upscale spa with state-of-the-art
equipment and services at the site. According to Evans, the
company plans to spend more than $1 million in tenant
build-outs prior to its scheduled opening in early spring.
Construction
is Underway on 100,000-SF Flex Building

RANDOLPH,
NJ-A local development group has started work on a new
100,000-sf flex building within the Sussex Turnpike
Industrial Campus. Hasbrouck Heights, NJ-based SBWE, Inc.
has gotten the leasing exclusive for the property.
The
pre-cast concrete facility is part of the 159-acre Sussex
Turnpike Industrial Campus. Construction is underway on the
building, with a spring, 2002 occupancy slated. It will have
28-foot ceilings and build-to-suit offices, and is divisible
into 10,000-sf units.
Sussex
Turnpike Industrial Campus currently includes a one-story,
450,000-sf facility that was originally a Westinghouse
Elevator manufacturing and distribution center. It currently
has 140,000 sf of space available, divisible to blocks of
25,000 sf.
"There
are plans for two additional buildings at the site,"
according to SBWE's Jeff Fulton, who with SBWE
colleague Richard Meyers has the assignment. "One
will be about 80,000 sf, the other 50,000 sf. Both will be
constructed per a client's specific design
requirements."
Besides
its Hasbrouck Heights home base, SBWE has an office in
Edison, NJ. The firm deals in industrial, value retail,
office and investment real estate brokerage.

Partner Negotiates Four Leases Worth $75 Mil

HASBROUCK HEIGHTS, NJ-Michael L. Evans,
CEO of SBWE, Inc., the brokerage firm based here, has
arranged four new leases with a combined value of more than
$75 million, totaling more than 420,000 sf of industrial
space and 140,000 sf of retail space. The deals bring Evans'
career tab to over 530 transactions for some 20 million sf
with a total value of over a billion dollars.
Three of these latest leases were signed by
retail chain operators for warehouse/distribution space. In
the first, Prada took all of a new 175,000-sf office and
distribution facility at Castle Road Industrial Park in
Secaucus, NJ, owned by Castle Industrial Park LLC. The lease
term is 20 years, but no other details were disclosed.
Also, Toys "R" Us has leased a
140,000-sf distribution center in Pine Brook, NJ for its
Imaginarium store subsidiary. The property is owned by First
Industrial Realty Trust. And Armani A/X has leased a
107,000-sf distribution center in the Hartz Mountain
Industrial Park in Secaucus, owned by Hartz Mountain
Industries.
Finally, Lowe's Corp. has signed a 30-year
lease for 12 acres at 7801 Tonnelle Ave. in North Bergen,
NJ, owned by United States Land Resources. A former Evan
Picone office/distribution facility on the site has been
torn down and will be replaced by a new 140,000-sf Lowe's
Home Improvement Center retail outlet, according to Evans.
"These leases indicate the continued
strength of the industrial market here in New Jersey,
despite slow-downs in other sectors of the market,"
according to Evans, who represented both the tenants and the
property owners in all four deals. "These transactions
also attest to the strength of creditworthy retailers that
will continue to need good warehouse space to support their
retail store operations, as well as good store
locations."
Besides its home office in Hasbrouck
Heights, SBWE also has an office in Edison, NJ. The firm

investment real estate brokerage.
